Gutter survey in Goathurst Common: what you get

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at brackets that have dropped or snapped and soffits marked by water, on fascias and soffits, downpipes and valley gutters.

Somewhere as small as Goathurst Common, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

Different roofs, different checks

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can be seen safely. Missing lead is something we check for too.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Check that downpipes are firmly fixed to the wall
  • Include valley, parapet and box gutters when clearing
  • Get the gutters cleaned out every year
  • Keep climbers away from the eaves

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

Goathurst Common: your questions answered

Do you survey roofs for landlords with property near Sevenoaks station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Goathurst Common listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

What does the report include?

A photo-illustrated written report, explaining the condition of the gutter, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can safely be seen. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it when booking and we will plan the survey around it.

Signs you need a gutter survey in Goathurst Common

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

A survey makes sense if you’ve noticed:

  • Leaks at the gutter joints
  • Gutters packed with leaves or moss
  • Blocked outlets and hoppers
  • Sagging gutters and loose brackets

If you look after a building such as Ide Hill Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • Their report turnaround times
  • Whether the loft is part of the inspection
  • Whether they hold professional indemnity and public liability insurance
  • Which viewpoints they use to see the roof

What a roof survey includes

What a gutter survey looks like in Goathurst Common

Historic houses such as Chartwell, about 2.6 miles west, show how far back building in the area around Goathurst Common goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Sevenoaks station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Stubbs Wood Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What happens if roof problems are left?

Clearing gutters removes the debris but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. For older village homes like those around Goathurst Common, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Around Goathurst Common, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey
