Local roofs in Brasted Chart

The wider area around Brasted Chart has a long history of building, with Quebec House about 1.2 miles west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Brasted Chart is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If your house is among the older ones in the streets near Church of St Martin, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Sevenoaks station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For a London address like Brasted Chart, it is useful to know about controlled parking before the day, along with any off-street space.

Gutter surveys for homes and businesses in Brasted Chart

Gutters are typically fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, but we flag anything that could contain it. If you’ve noticed fascia boards damaged by overflowing water and gutters packed with leaves or moss, a survey will tell you what’s going on, on valley gutters, outlets and hoppers and downpipes alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Brasted Chart as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What affects the cost of gutter surveys

A few things affect what a survey costs:

  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What to tell us when you get in touch

We will normally ask about:

  • Pictures from the garden or a window, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved

We survey roofs on any day of the week. To find a date that works for you, ring 07833 053749 or drop us an email.

Checking the roof from ground level

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Why act early in Brasted Chart

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, frequently in the heaviest rain. It is worth having these gutters looked at before the wetter months. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We’ll tell you which package suits the questions you have.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Gutters out of sight from every safe viewpoint
  • Confirming asbestos in older rainwater goods
  • The inside of buried drains

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Parapet and box gutters
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes
  • Valley gutters

What we look for on each type of roof

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Lead is also a target for theft.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two on an ordinary house, or half a day or so for a commercial building. Surveys in Brasted Chart can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Let us know about parking before the day
  • Keep pets inside or away from the areas we’re looking at

Your questions about gutter surveys in Brasted Chart

Will parking be an issue for a roof survey in Brasted Chart?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Is my home in Brasted Chart listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

Do you survey underground drains?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or email us.
