Gutter survey in Southend
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It’s an easy job to put off but it rarely improves. We are frequently asked to look into overflowing valley or parapet gutters and sagging gutters and loose brackets, on downpipes, fascias and soffits and outlets and hoppers.
Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Southend, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Roofs, chimneys and gutters in Southend
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Southend is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Kingswood House, about 2.5 miles west, is one of the historic houses in the wider area around Southend. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near St Dunstan, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near Lewisham Shopping Centre, a roof report helps plan work around trading rather than after a leak. Take a building like Elfrida Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Tips from our surveys
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Ask for valleys and parapet gutters to be cleared too
- Make sure downpipe clips are holding
- Watch ceilings under valley gutters for fresh marks
- Leave gutter checks at height to someone equipped for it
For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.
Get the gutters cleared every year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Southend: your questions answered
Can parking be tricky for a visit in Southend?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.
Is my home in Southend listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can the survey be at a weekend?
Yes, weekend visits are possible as well as weekdays. To book, phone 07833 053749 or send us an email.
Do you cover Southend?
Yes. We survey roofs across London and South East England, Southend included.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Are you structural engineers?
No. We are roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.
How long does a gutter survey take?
It normally takes about 1–2 hours for a house, and about three to four hours for a commercial roof. We’ll give you an idea as you book.
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. The survey usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Southend runs like any other.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- The loft space is checked for water marks if it is safe to get into.
- We send a written report with photos and clear recommendations.
How to prepare
- Keep pets in another room
- Have any questions written down, so nothing gets missed
- Point out any leaks or damp patches

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.
For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
How we price gutter surveys
A few things affect what a survey costs:
- The use of thermal imaging or a drone
- The roof’s overall size
- The package you choose: Basic, Standard or Premium
- Height and safe access
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:
- Where water is showing inside, if it is
- How the loft is reached, if there is one
- Your postcode, so we can check access and travel
- What made you get in touch
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.
