Gutter Survey in Bellingham
Gutter surveys across Bellingham, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Soffits marked by water
- Blocked outlets and hoppers
- Gutters that have fallen out of line
Roof by roof
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
Gutter survey in Bellingham: what you get
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photographs. We’re frequently asked to look into water backing up from a hidden gutter and gutters overflowing in heavy rain, on downpipes, eaves gutters and valley gutters.
London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Bellingham, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

The survey, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes an hour or two at a typical home, and about three to four hours for a commercial roof. Surveys in Bellingham can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Point out any leaks or damp patches
- Agree roof access with the managing agent if it’s shared
- Dig out any old roof reports or invoices

Leave it or get it looked at?
A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. In Bellingham, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Practical tips
From years of surveys, a few habits stand out:
- Get the gutters cleaned out every year
- Make sure downpipe clips are holding
- Look for new stains on ceilings below valleys after rain
- Include valley, parapet and box gutters when clearing
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it’s done.
Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
Questions from Bellingham
Does a conservation area affect roof work in Bellingham?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Bellingham?
It can be, so it is useful to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.
Are you insured?
We are covered by professional indemnity and public liability insurance.
How do I book a survey in Bellingham?
The quickest way is to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will take it from there. We survey seven days a week.
Will you walk on the roof?
Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Will the survey check for asbestos?
No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Bellingham homes and their roofs
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Kingswood House about 2.5 miles west, Bellingham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For businesses in and around places such as Lewisham Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings such as Elfrida Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as St Dunstan are frequently among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
