About our drone roof survey in Bellingham
Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. We survey valleys and parapet gutters, fragile roofs and flat roofs on upper floors, and common reasons people get in touch are lifted or split lead flashings and coverings that have slipped high up on the roof.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Bellingham as anywhere. Mention access, height and anything unusual about the building as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common questions in Bellingham
Is my home in Bellingham listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is drone flying allowed in Bellingham?
It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.
Will you walk on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Drones, thermal imaging and Bellingham roofs
The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.
Shop and office owners around Lewisham Shopping Centre may find that a commercial roof can be photographed from above without anyone walking on it. Kingswood House, about 2.5 miles west, is one of the historic houses in the wider area around Bellingham. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera doesn’t touch the roof itself.
Bellingham is about 2 miles north of Beckenham, in Greater London. We carry out drone roof surveys for householders, landlords and businesses in Bellingham and nearby. Our Greater London coverage includes Bellingham and the places around it. For surveys nearby, see our London page.

Different roofs, different checks
Chimney stacks
Leaning stacks and loose pots are easier to judge from above. Each defect is photographed for the report.
Ridges and hips
Ridges may be bedded in mortar or mechanically fixed. We record what we see of their condition.
The survey, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. London terraces rarely offer a view of the whole roof from one spot, so a visit in Bellingham moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.
- You give us the address and let us know about the roof.
- Any flight restriction at the address is looked at, with permission requested if required.
- We assess the conditions and the take-off spot first.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- The findings, photos and recommendations reach you by email.
Preparing for the visit
- Find any records of previous roof work
- Unlock side gates and any roof access doors
- For flats, check roof access has been agreed

Prices start from £400, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep pets indoors during the flight
- Allow for a change of day in poor weather
- A word with neighbours beforehand helps
- Expect a little longer if permission is needed
The Premium Survey report comes the same day. It includes the drone photos where a flight was possible, alongside the other checks in the package.
Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.
What we’re asked to look at in Bellingham
Large roofs take a long time to see on foot. A drone can photograph a large roof methodically. You see the whole roof, not just the parts near an access point.
Here are some of the things we see often:
- Ridge pieces that have lifted
- Eroded pointing on a chimney stack
- Vegetation in valleys and gutters
- Debris building up in hidden gutters
If you live in an older home near St Dunstan, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Honest limits
A survey is a proper look at the roof, but it cannot do everything. Its limits include:
- What’s under the slates, tiles or felt
- Close-up photos of next door’s property
- Flying in a flight restriction zone without the airport’s permission
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and does not.
What we check
- Tall and steep roofs
- Flat roofs on upper floors
- Valleys and parapet gutters
- Large and complex roofs
- Fragile roofs
- Chimney stacks
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
