What we look for on each type of roof

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.

How a drone roof survey works in Bell Green

Some roofs are hard or unsafe to reach. Our drone roof survey gets a camera close to them without anyone climbing. You see slates, ridges, chimneys, valleys and gutters in detail, including slopes that can’t be seen from the street. Everything we find goes into a photo-illustrated written report. It also suits roofs that would be damaged by someone walking on them. Where a flight is not possible, we explain why. We are often asked to look into gaps where slates or tiles have gone and ponding and splits on a high flat roof, across valleys and parapet gutters, flat roofs on upper floors and tall and steep roofs.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Should I look at the roof myself first?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What happens if roof problems are left?

Small defects on a high roof grow with each storm. Finding them now means less to put right, whatever height the roof is. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

What we do, step by step

We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. London terraces rarely offer a view of the whole roof from one spot, so in Bell Green we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that is needed before we fly.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. Your report arrives by email, with close-up photos and recommendations.

How we price drone roof surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • The size of the roof

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we need to know

Here’s what helps us most when you get in touch:

  • Any marks or damp showing indoors
  • The address and postcode of the property
  • What made you get in touch
  • Photos of the roof, taken safely from ground level or a window

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

Flying and imaging in Bell Green

Every flight is checked against the Drone Safety Map first. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

For an older house near a landmark such as St Michael's and All Angels, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. For site and facilities teams at buildings such as Haseltine Primary School, big roofs are where photos from the air and thermal images show the most at once. If you look after a shop, office or commercial unit, for instance near Lewisham Shopping Centre, big, flat commercial roofs are where close-up aerial shots and thermal images help most.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether the roof structure meets design loads
  • A flight on a day when the weather is not safe
  • Neighbouring roofs the owner hasn’t asked us to survey

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

Bell Green questions

Is drone flying allowed in Bell Green?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is my home in Bell Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How much is a survey?

Prices start from £400, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Does the report include photographs?

Yes. Photographs are part of every report.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

What will the report tell me?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
