Drone roof surveys for homes and businesses in Perry Vale
Drones need reasonable weather. High wind or heavy rain rules out a flight, because the drone has to stay safely under control. If the weather turns, we will agree another day or inspect what we can by other means. We check the forecast before the visit and again on site. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. We survey large and complex roofs, fragile roofs and flat roofs on upper floors, and people most often book us about storm damage on steep or tall roofs and ridge and hip pieces working loose.
Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Perry Vale as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a drone roof survey looks like in Perry Vale
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Historic houses such as Kingswood House, about 1.7 miles west, show how far back building in the area around Perry Vale goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as Christ Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. As a London address, Perry Vale can be tricky for parking: a visitor permit or a nearby bay makes the day easier.

When to book a survey in Perry Vale
Walking on some roofs does more harm than good. Older slates and tiles break easily, and some sheet roofs are fragile. A drone lets us see them closely without touching them.
These are some of the problems a survey can pick up:
- Cracked slates and tiles out of sight from below
- Vegetation in valleys and gutters
- Flat roofs on upper floors that hold water
- Ridge pieces that have lifted
If you run a business near Lewisham Shopping Centre, large commercial roofs are frequently easiest to see from the air or with a thermal camera.
What to check before booking
- How much experience they have with roofs like yours
- Which parts of the roof they’ll actually see
- Is VAT included in the price?
- Do they have a CAA Flyer ID and Operator ID for drone work?
Surveys for landlords and agents in Perry Vale
Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey seven days a week, which can make access easier.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
What we look for on each type of roof
Valleys and parapet gutters
Valleys and parapet gutters are hidden from the street. From above, we can see the linings, the joints and any debris.
Steep slate and tile slopes
Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position, showing slipped, cracked and missing pieces.
Why act early in Perry Vale
On a tall building, problems are often found only when water comes in. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. Any roof job in Perry Vale means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we do, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a house, including the airspace and weather checks before take-off. You’re welcome to ask questions while we are there. In Perry Vale, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.
- First comes the address, plus a note of what worries you about the roof.
- Airspace restrictions are checked and permission sought where needed.
- We assess the conditions and the take-off spot first.
- The drone photographs the roof closely, kept in sight throughout.
- We email the report with close-up photos and recommendations.
Preparing for the visit
- Find any records of previous roof work
- Keep pets inside or away from the areas we are looking at
- Let us know about parking before the day

Related advice
Perry Vale: your questions answered
Are there drone restrictions around Perry Vale?
Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.
Will parking be an issue for a roof survey in Perry Vale?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Will you walk on the roof?
Only where it’s safe to do so. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
How much does a drone roof survey cost in Perry Vale?
Prices start from £400, including VAT. You’ll know the price for the job before booking. For a price, phone 07833 053749 or email us.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
