Tottenham questions
Can a landlord with a rental near Bruce Grove station book a roof survey?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details, and we will talk through which survey suits.
How do I find out if my home in Tottenham is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, call 07833 053749 or email us.
What’s the best way to book?
The quickest way is to phone 07833 053749 or use the contact form. Give us the address and some details about the roof, and we’ll recommend the right survey. We survey on weekdays and at weekends.
Is there a good time of year to book a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Are you insured?
We are covered by professional indemnity and public liability insurance.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Gutter surveys for homes and businesses in Tottenham
Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. Typical surveys look at joints that drip after rain and fascia boards damaged by overflowing water, across eaves gutters, parapet and box gutters and fascias and soffits.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Roof by roof
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.

How it works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First, you let us know what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.

Leave it or get it looked at?
It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Tottenham homes and their roofs
With Bruce Castle about 0.3 miles west, Tottenham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Tottenham is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take an older house close to Church of St Mary the Virgin: old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings like The Mulberry Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Bruce Grove station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Useful tips for Tottenham property owners
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Include valley, parapet and box gutters when clearing
- Look for downpipes coming loose
- Watch the gutters during heavy rain
- Look for new stains on ceilings below valleys after rain
You receive a written report with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.
Deal with drips, sags and loose downpipes early. Left alone, they usually grow and spilled water harms brickwork and woodwork.
