Gutter survey in Bush Hill: what you get
Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We’re often asked to look into fascia boards damaged by overflowing water and downpipes that are split or coming away, across parapet and box gutters, eaves gutters and valley gutters.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Bush Hill with this kind of roof, the hidden gutter is one of the first things to check.
We keep jargon out of it: if work is needed, the report says so clearly.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What affects the cost of gutter surveys
When we price a survey, we consider:
- How tall the building is and how easy the roof is to see
- Which survey package you book
- The size of the roof
- Whether it’s a home or a commercial building
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
Booking your survey
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- When you need the report by
- The kind of building and roof involved
- What’s prompted the survey
- Where any leaks, stains or damp patches show inside
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.
Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Check for spilling water in a downpour
- Book gutter clearing once a year, more often near trees
- Leave gutter checks at height to someone equipped for it
- Check that downpipes are firmly fixed to the wall
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.
Gutter surveys in Bush Hill: local notes
With Forty Hall about 2.1 miles north, Bush Hill sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If your house is among the older ones in the streets near Grange Park Methodist Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Grange Park station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you run a business near Edmonton Green Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Bush Hill is about 1 mile south of Enfield, in Greater London. Bush Hill is one of many places we visit across Greater London, for houses, flats and commercial buildings. We cover towns and villages across Greater London. London is in our area too.

Further out, we also cover London (10 miles south), City of Westminster (9 miles south), Marylebone (9 miles south), Kensington (11 miles south-west), St Pancras (8 miles south) and Shoreditch (8 miles south).

Leave it or get it looked at?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Prices quoted always include VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
Bush Hill: your questions answered
Can parking be tricky for a visit in Bush Hill?
Parking in Bush Hill, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
I let a flat near Grange Park station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
When is the best time for a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
What’s the best way to book?
Simply call 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date.
Are you insured?
We hold professional indemnity and public liability insurance.
What we do, step by step
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Surveys in Bush Hill can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photographs and recommendations follows.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Leave side gates unlocked
- Jot down any questions you want answered
