About our gutter survey in Southwark

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. If you are worried about valley or box gutters that overflow inside and brackets that have dropped or snapped, a survey will tell you what’s going on, whatever the roof.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Signs you need a gutter survey in Southwark

Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead is also a target for theft.

Most people get in touch when they’ve noticed something like this:

  • Gutters that have fallen out of line
  • Leaking or loose downpipes
  • Blocked outlets and hoppers
  • Gutters full of debris and silt

Living close to Little Dorrit's Playground is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

What a roof survey includes

The survey, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. London terraces rarely offer a view of the whole roof from one spot, so in Southwark we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Advice

Surveys for landlords and agents in Southwark

Freeholders and residents’ companies use a roof report to plan and budget.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Common questions in Southwark

Will parking be an issue for a roof survey in Southwark?

Parking in Southwark, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

How do I find out if my home in Southwark is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Southwark?

Yes. We survey roofs across London and South East England, and that includes Southwark.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just ring 07833 053749 or email us for a price.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

What this survey can’t tell you

It is a careful look at the gutter, not the whole story. The main limits are:

  • Damage hidden inside walls or behind boards
  • Parts of gutters that can’t be seen safely
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Include valley, parapet and box gutters when clearing
  • Check for spilling water in a downpour
  • Watch ceilings under valley gutters for fresh marks
  • Have gutters cleared at least once a year

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

How the survey changes by roof type

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Roofs, chimneys and gutters in Southwark

With Mansion House about 0.9 miles north, Southwark sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark like Borough Welsh Congregational Chapel, old fixings, lead flashings and tall chimneys are typical of older roofs. If you run a business near Gabriel's Wharf, a roof report helps plan work around trading rather than after a leak.
