Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Gutter survey in Spitalfields

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can safely be seen using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. If you’re worried about joints that drip after rain and rotten fascias or stained soffits, we can find out what’s behind it.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Spitalfields are no exception. Shared chimney stacks and the lead around them are just as important to check.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

FAQs for Spitalfields

Is my home in Spitalfields listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is parking a problem for a survey in Spitalfields?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is a CCTV drain survey included?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

For landlords and managing agents

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Letting agents and landlords in Spitalfields book surveys as well as homeowners. A written report with photos gives you a clear record of the gutter.

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Parts of gutters that cannot be seen safely
  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Eaves gutters
  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits

How it works

Once we have finished looking, we write up our findings in a report with photographs. As for time on site, it usually takes about 1–2 hours at most homes, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a report with photos and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Tell us where we can park nearby
  • Make a note of anything you’d like us to look at

When to book a survey in Spitalfields

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

A survey makes sense if you’ve noticed:

  • Gutters packed with leaves or moss
  • Gutters overflowing in heavy rain
  • Overflowing valley or parapet gutters
  • Leaks at the gutter joints

Landlords with a home close to London Liverpool Street station may find that the gap between tenancies is a good time to have the roof looked at.

Before you book anyone

  • Will they check the loft as well as the outside?
  • What follow-up you get after the report
  • How long the report takes to arrive
  • Are they insured for the work?

What a roof survey includes

Spitalfields homes and their roofs

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Mansion House, about 0.7 miles west, is one of the historic houses in the wider area around Spitalfields. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Christ Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Makers Academy: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
