Drone Roof Survey in Spitalfields
Close-up drone photographs of roofs that are hard to reach for Spitalfields, from an experienced roof surveyor. You get a clear written report with photographs.
- Lead work pulling away at abutments
- Cracked mortar along the ridge
- Flat roofs on upper floors that hold water
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Drone roof surveys for homes and businesses in Spitalfields
A drone shows the outside of a roof very well, but it can’t see inside. Where there is safe access, we look in the roof space too, because the underside tells its own story. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. Where the loft cannot be reached safely, we note it. We survey chimney stacks, flat roofs on upper floors and valleys and parapet gutters, and people most frequently book us about moss building up on slopes and in gutters and cracked flaunching or loose chimney pots.
London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Spitalfields is checked before any drone flight, and where permission is needed, the flight waits for it.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

What a survey costs
To price your survey, we look at:
- Features like valleys, chimneys, dormers and parapets
- The number of roofs, including extensions and garages
- The size of the roof
- How tall the building is and how easy the roof is to see
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Drone roof survey starts from £400, including VAT.
Booking your survey
To price your survey accurately, we’ll ask about:
- Where water is showing inside, if it is
- What kind of property and roof it is
- Access details, such as a loft hatch or a shared roof
- Any photos you have, taken from ground level or a window
If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.
Airspace, weather and Spitalfields roofs
The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from Spitalfields. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help.
Controlled parking zones are common in London, so mention any permit rules for Spitalfields. If you run a hotel or guest house in or near Spitalfields, a roof problem can mean rooms out of use.
Spitalfields is about 1 mile north-east of London, in Greater London. We provide drone roof surveys for homes and businesses in Spitalfields and nearby. Our area takes in places right across Greater London, large and small.

What happens if roof problems are left?
Leaving a high roof unchecked means relying on what you can see from below. Close-up photos show what’s really there. It’s far easier to plan work when you can see the problem. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

How the survey works
You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two at a house, including the airspace and weather checks before take-off. In a London area like Spitalfields, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.
- You give us the address so we can check the airspace.
- If permission is needed, we ask for it before the visit.
- We assess the wind, the weather and the surroundings before take-off.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- Your report arrives by email, with close-up photos and recommendations.
Before the survey
- Note where any stains or damp appear
- Have any paperwork from past roof work to hand
- For a flat or shared roof, check access with the building owner or managing agent

Questions from Spitalfields
Are there drone restrictions around Spitalfields?
That depends on where the roof is and on the weather. The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from Spitalfields. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in strong wind or a downpour.
Will parking be an issue for a roof survey in Spitalfields?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
When does the report arrive?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What does the report include?
A report with photographs, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Do you need a drone roof survey in Spitalfields?
The top of a stack is the most exposed part of many roofs. From the ground, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.
It is worth booking a survey if you’ve seen:
- Slates or tiles shifted by high winds
- Ponding and splits on a high flat roof
- Tired mortar and pots at the top of a stack
- Worn lead at chimneys and walls
If your home is one of the older ones in the streets near Christ Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
