Pre-purchase roof surveys near Spitalfields

Spitalfields homes and their roofs

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Spitalfields is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. For a purchase or a newly finished roof, the materials decide which details matter most. The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from Spitalfields. Where the drone is part of the survey, we check whether the address falls inside it before flying.

Historic houses such as Mansion House, about 0.7 miles west, show how far back building around Spitalfields goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. Controlled parking zones are common in London, so mention any permit rules for Spitalfields. For an older house near a landmark like Christ Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

How a pre-purchase roof survey works in Spitalfields

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you are buying. If you’ve noticed quick fixes on flashings and valleys and chimney mortar that has eroded, we can find out what’s behind it.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Spitalfields, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later.

Roof by roof

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Chimney stacks

We inspect the outside of the stack, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.

Prices for pre-purchase roof surveys in Spitalfields

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • The height of the building and how the roof can be seen safely
  • The shape of the roof and its details

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Booking your survey

To price your survey accurately, we will ask about:

  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • Dates you’re working to, such as exchange
  • The style of property, from a terrace to a block

When you’re ready to go ahead, phone 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours at a typical house, with time for the loft where it can be reached. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

What you can safely check yourself

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Rented homes, blocks and businesses

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Why act early in Spitalfields

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. In Spitalfields, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Why book with us

  • Surveys seven days a week
  • Package prices that include VAT
  • Every finding written up with photos
  • Thermal imaging and drones used where they help

Your questions about pre-purchase roof surveys in Spitalfields

Can you fly a drone over a roof in Spitalfields?

That depends on where the roof is and on the weather. The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from Spitalfields. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

Can parking be tricky for a visit in Spitalfields?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

How long does a pre-purchase roof survey take?

On site, it typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How do I arrange a pre-purchase roof survey in Spitalfields?

Simply phone 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.

Do you need access inside the house?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we can’t promise any saving.
