Local roofs in South Street

The wider area around South Street has a long history of building, with Titsey Place about 2.1 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Oxted station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. South Street is in London, so parking needs planning: let us know about permits, visitor bays or off-street space when you book.

About our gutter survey in South Street

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We are often asked to look into leaves and moss blocking gutters and soffits marked by water, across valley gutters, outlets and hoppers and fascias and soffits.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in South Street are no exception. Shared chimney stacks and the lead around them are just as important to check.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

Signs you need a gutter survey in South Street

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

Typical things we’re asked to look at include:

  • Overflowing eaves gutters
  • Downpipes that are split or coming away
  • Overflowing valley or parapet gutters
  • Hoppers and outlets full of debris

If yours is one of the older homes in the streets near Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • Whether the price includes VAT
  • Will they check the loft as well as the outside?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What’s in a roof survey

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Do not climb a ladder to look in the gutters
  • Check for spilling water in a downpour
  • Book gutter clearing once a year, more frequently near trees
  • Include valley, parapet and box gutters when clearing

If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.

Prices for gutter surveys in South Street

Several things affect the price of a survey:

  • The number of roofs, including extensions and garages
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • The kind of building and roof involved
  • Any photos you have, taken from the ground or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

Why it is worth a survey now in South Street

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Why us?

  • Independent findings on the roof’s condition
  • Drone flown under a CAA Flyer ID and Operator ID
  • More than 5,000 surveys completed
  • More than 20 years surveying roofs

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes an hour or two for most houses, or half a day or so for a commercial building. In a London area like South Street, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it is shared
  • If you’re buying, let the agent know when we’re coming

Advice

South Street questions

How do I find out if my home in South Street is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will parking be an issue for a roof survey in South Street?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Will you go up on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What we look for on each type of roof

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
