New roof snagging in South Street

Do you need new roof snagging in South Street?

A roof is hard for most owners to see properly. From the pavement, many faults are invisible and you may be asked to pay anyway.

Look out for signs like these:

  • Underlay not dressed into the gutter
  • Loose or badly finished ridge tiles
  • Missing or blocked roof ventilation
  • Offcuts and broken tiles left behind

Landlords with a home close to Oxted station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What’s in a roof survey

New roof snagging in South Street

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. It is all recorded with photos. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. Finding these early makes them easier to raise. We survey ridges and verges, new-build homes and flashings and valleys, and common reasons people get in touch are poorly finished verges and loose or badly finished ridge tiles.

In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in South Street, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the new roof, the defects we found and what we recommend.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. For a visit in South Street, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from ground level, windows, the loft and, where it is safe, the roof itself.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Before the survey

  • Note where any stains or damp appear
  • If it is not your property yet, arrange access through the agent
  • For a flat or shared roof, check access with the building owner or managing agent

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Leave it or get it looked at?

Some faults only show when water gets in. Checking early gives you a record of the roof’s condition at handover. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

What affects the cost of new roof snagging

When we price a survey, we consider:

  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • Roof area
  • The use of thermal imaging or a drone

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your roof before you book.

Getting in touch

Before you get in touch, it is useful to have:

  • Pictures from the garden or a window, if you have them
  • The type of building and roof, like pitched or flat
  • How the loft is reached, if there is one
  • Any deadline, like an exchange date

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or drop us an email.

Common questions in South Street

Will parking be an issue for a roof survey in South Street?

Typically it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

How do I find out if my home in South Street is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you see the fixings under the tiles?

No, we don’t disturb the new coverings. Fixings and underlay under the slates or tiles are hidden, but we look at everything we can see safely.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when you book and we will plan the survey around it.

Which parts of the roof does snagging cover?

All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it is safe and check for damage left by the job.

What we can’t see

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Estimates of what fixes will cost
  • Fixings and underlay hidden under the coverings
  • Areas out of view from every safe viewpoint

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

Buying a home or a new roof in South Street

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Titsey Place, about 2.1 miles south-west, show how far back building in the area around South Street goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St Mary the Virgin: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Parking in South Street, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking.
