New roof snagging for Westerham homes and businesses

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Advice

New roof snagging in Westerham

We report on what we see, with photos and clear descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We do not give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. Typical surveys look at signs of condensation in the roof space and cracked mortar at the ridge or hips, on flashings and valleys, new-build homes and replacement roofs.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Westerham could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Tips that help

Getting the most from new roof snagging starts before we arrive and carries on afterwards. Tips:

  • Watch for gutters overflowing in rain
  • Put any issues to your roofer in writing
  • Diary the defects period end date
  • Check ceilings and the loft after heavy rain

The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them, and our part is to report what we see.

File the contract, invoices and warranty papers in one place. The report belongs with them.

Buying a home or a new roof in Westerham

Historic houses like Quebec House, about 0.2 miles south-east, show how far back building in the area around Westerham goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you let a flat or house near Hurst Green station, a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Church of St Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Parking in Westerham, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.

Your questions about new roof snagging in Westerham

Is parking a problem for a survey in Westerham?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Do you cover Westerham?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

What’s the best time to have a new roof checked?

Before the final payment is best, while the roofer is still on hand. Otherwise, book before your defects or warranty period runs out.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Do you get involved if the roofer disagrees with the report?

No, our role is to record the roof’s condition. Disputes are between you and whoever did the work though our report gives you the facts we saw.

What happens if roof problems are left?

Phone photos from the garden cannot show much. We get as close a view as safe access allows, including by drone where it is applicable. In Westerham, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

For landlords and managing agents

We survey roofs for letting agents and landlords as well as homeowners. A report with photographs gives you a clear record of the new roof.

Any of our surveys can be booked by landlords, agents and building managers in Westerham. To discuss a property or a block, ring 07833 053749 or send us an email.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Repair costs for putting snags right
  • Settling a dispute with your roofer or builder
  • Whether the roof will leak in future

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

Roof types and parts we check

  • New-build homes
  • Loft conversions and dormers
  • Ridges and verges
  • Flashings and valleys
  • Replacement roofs
  • New flat roofs

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
