Chimney survey in South Street
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. We are often asked to look into pots or cowls that look unsafe and spalled or crumbling bricks, across shared and party-wall stacks, brick chimney stacks and flaunching.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in South Street with this kind of roof, the hidden gutter is one of the first things to check.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Leave it or get it looked at?
If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Any roof job in South Street means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

Chimney surveys in South Street: local notes
With Titsey Place about 2.1 miles south-west, South Street sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Controlled parking zones are common in London, so mention any permit rules for South Street. If yours is one of the older homes in the streets near Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Oxted station may find that the gap between tenancies is a good time to have the roof looked at.
South Street is about 4 miles north-east of Oxted, in Greater London. Houses, flats, blocks and commercial buildings in South Street can all book chimney surveys. Our Greater London coverage includes South Street and the places around it. London is in our area too.

What else we do in South Street
Before and after the survey
Over many surveys, some simple habits stand out:
- Ask for ventilated caps on redundant stacks
- Remove aerials or dishes from the stack if they’re no longer needed
- Book a sweep for flues that are in use
- Check your stacks from the ground after strong winds
With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.
Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.
South Street: your questions answered
I let a flat near Oxted station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need.
Is parking a problem for a survey in South Street?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
How long will you be at the property?
It normally takes about one to two hours for most homes, a little longer where there are several stacks. The report follows by email.
How do you inspect a chimney without scaffolding?
Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.
Is a leaning chimney dangerous?
Have it checked rather than leaving it. Leaning frequently comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it’s stable.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Honest limits
A survey is a close look at the chimney stack, but it can’t do everything. Its limits include:
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden damage within the stack
- Hidden sides of a shared stack
If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and does not.
Roof types and parts we check
- Chimney pots and cowls
- Brick chimney stacks
- Shared and party-wall stacks
- Chimney breasts
- Flaunching
- Lead flashings
The survey, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours for most homes, a little longer where there are several stacks. Surveys in South Street can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
How to prepare
- Clear the way to the loft hatch
- Note where any stains or damp appear
- Keep pets out of the way during the survey
