Chimney surveys for homes and businesses in Force Green
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. Common reasons to book are unused flues sealed without airflow and a chimney out of line, on chimney pots and cowls, chimney breasts and brick chimney stacks.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Force Green are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

What affects the cost of chimney surveys
A few things affect what a survey costs:
- How tall the building is and how easy the roof is to see
- Features like valleys, chimneys, dormers and parapets
- Commercial roofs and larger buildings
- If the survey needs thermal imaging or a drone
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Any photos you have, taken from the ground or a window
- How the loft is reached, if there is one
- Where the property is, with the postcode
- Your timetable, like an exchange date
Most bookings start with a short call: call 07833 053749 or use the contact form. You will have a price before anything is arranged.

What else we do in Force Green
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Ask about consent before removing a chimney on an older property
- Keep the report to compare against at the next survey
- Use a Gas Safe registered engineer for gas appliances
- Leave close inspection to people with safe access
You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.
Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
Do you need a chimney survey in Force Green?
The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.
A survey can pick up problems such as:
- Unused flues sealed without airflow
- Pots or cowls that look unsafe
- Damp patches on chimney breasts
- A chimney out of line
If you let a flat or house near Oxted station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions from Force Green
Can a landlord with a rental near Oxted station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and a few details.
How do I find out if my home in Force Green is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
What does a roof survey cost?
Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Can you survey in bad weather?
Light rain doesn’t typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
What does a chimney survey cover?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photographs.
Do you look in the loft space?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
How it works
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two at a house, as part of a look at the roof around the stack. From the street, a London terrace normally shows only its front slope or parapet, so in Force Green we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
How to prepare
- Find any records of previous roof work
- Make a note of anything you’d like us to look at
- Let us know about parking before the day

Advice
Can I check my roof myself?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Roofs, chimneys and gutters in Force Green
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Force Green has a long history of building, with Quebec House about 0.8 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
Controlled parking zones are common in London, so mention any permit rules for Force Green, along with any off-street space. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
