Chimney surveys in Westerham

Chimney surveys for homes and businesses in Westerham

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. We survey lead flashings, chimney pots and cowls and brick chimney stacks, and people most often book us about gaps where the stack meets the roof and damp patches on chimney breasts.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Westerham, as across London, that is why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Leave it or get it looked at?

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

Useful tips for Westerham property owners

Nothing here needs a ladder. A few suggestions:

  • Keep the report to compare against at the next survey
  • Have the flue swept and checked if you use the fire
  • Check fixings on the stack are secure
  • Photograph damp patches with the date

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.

Your questions about chimney surveys in Westerham

How do I find out if my home in Westerham is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Hurst Green station book a roof survey?

Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What should I do with a chimney I don’t use?

An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can plan what to do with it.

How can you see the top of the stack?

We look from ground level, from windows and from the loft where it’s safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Flue inspections or sweeping
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Conditions inside walls

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Brick chimney stacks
  • Chimney breasts

  • Flaunching
  • Chimney pots and cowls

What affects the price in Westerham

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Any need for thermal images or a drone flight
  • Roof area
  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What we need to know

If you can, have these to hand when you get in touch:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode
  • Your timetable, such as an exchange date
  • The type of building and roof, such as pitched or flat

Most bookings start with a short call: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. You will have a price before anything is arranged.

How it works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. The survey usually takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. From the street, a London terrace normally shows only its front slope or parapet, so in Westerham we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • For flats, check roof access has been agreed
  • Keep pets out of the way during the survey
  • Clear the way to the loft hatch

Booking a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Chimney surveys in Westerham: local notes

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. Quebec House, about 0.2 miles south-east, is one of the historic houses in the wider area around Westerham. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

As a London address, Westerham can be tricky for parking: let us know about parking bays, permits or a driveway when booking. Landlords with a home close to Hurst Green station may find that the gap between tenancies is a good time to have the roof looked at. The streets around a church like Church of St Mary the Virgin are frequently among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
