Landlord Roof Survey in Force Green
A careful look at the let or shared roof at your property in Force Green, with photos and a written report.

How a landlord roof survey works in Force Green
Shared roofs on blocks, converted houses and terraces raise their own questions. We look at the roof from every safe vantage point, including from the loft space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. If you’ve noticed splits and blisters in flat roof coverings and missing or loose roof coverings, a survey will tell you what’s going on.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Leave it or get it looked at?
On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. In Force Green, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

The survey, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take an hour or two for most houses, and longer for a large or complex roof. For a visit in Force Green, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the roof space and any flats we need to enter.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
- We photograph each defect and note how urgent it looks.
- We send a written report you can use to plan maintenance and budgets.
How to prepare
- Leave side gates unlocked
- Keep pets inside or away from the areas we’re looking at
- Make a note of anything you’d like us to look at

Do you need a landlord roof survey in Force Green?
People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof cannot be seen from the street.
Most people get in touch after spotting one of these:
- Leaks into upper flats
- Damaged party-wall upstands or parapets
- Standing water on a flat roof
- Damaged pots and flaunching
If yours is one of the older homes in the streets near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first.
Before you book any roof surveyor
- Whether VAT is in the quoted price
- Whether you can ask questions once you have the report
- What exactly goes into their report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Force Green homes and their roofs
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Force Green is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. About 0.8 miles south lies Quebec House, a reminder of how long the area around Force Green has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
For a London address like Force Green, it helps to know about controlled parking before the day, along with any off-street space. If you let a flat or house near Oxted station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Force Green: your questions answered
Is my home in Force Green listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you survey roofs for landlords with property near Oxted station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How long does the survey take?
Expect it to take an hour or two on an ordinary house, and longer for a large or complex roof. You’ll then get the report by email, on the timescale of your package.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
For landlords and managing agents
Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
