Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Thermal roof survey in Force Green: what you get

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you cannot usually tell from the surface. Moisture readings are then used to check what the camera suggests. If you’ve noticed missing or slipped insulation and cold areas below the roof, we can find out what’s behind it, whatever the roof.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we cannot see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A formal energy assessment
  • Confirming water without moisture readings
  • Hidden layers that need to be opened up to check

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes
  • Flat roofs
  • Loft conversions
  • Commercial roofs

Different roofs, different checks

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We look where there is safe access.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are often hidden. A careful visual inspection goes alongside the images.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • Basic, Standard or Premium

All our prices include VAT. Thermal roof survey starts from £400, including VAT. You’ll know the price for your survey before you book.

Helping us price your survey

Some details help us point you to the right survey and price. When you get in touch, it is useful to mention:

  • The type of building and roof, such as pitched or flat
  • What made you get in touch
  • Where the property is, with the postcode
  • Whether there’s a loft hatch, a shared roof or tricky access

When you’re ready to go ahead, phone 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. In Force Green, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Jot down any questions you want answered
  • Leave a clear route to the loft

Advice

Why get it checked now?

Once insulation under a membrane is wet, it tends to stay wet. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Any roof job in Force Green means planning around parking, neighbours and access. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

To find out what your survey will cost, call 07833 053749 or use the contact form with the address and a few details. The price is agreed before a date is set.

Thermal roof surveys around Force Green

Historic houses such as Quebec House, about 0.8 miles south, show how far back building in the area around Force Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

The streets around a church like Church of St Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image. As a London address, Force Green can be tricky for parking: tell us about permits, visitor bays or off-street space when booking.

Questions from Force Green

Is drone flying allowed in Force Green?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

Will parking be an issue for a roof survey in Force Green?

Normally it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect what can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What’s in the survey report?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Do you cover Force Green?

Yes. We survey roofs across London and South East England, Force Green included.
