Need a thermal roof survey in Westerham?

Thermal roof surveys for homes and businesses in Westerham

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. Common reasons to book are areas of a flat roof that may hold water and damp around chimneys and parapets, on flat roofs, ceilings below the roof and loft conversions.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Westerham as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a survey costs

To price your survey, we check:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for the job before booking.

What to let us know when you get in touch

There’s no need for technical words. Just let us know:

  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, like pitched or flat
  • Any deadline, such as an exchange date
  • The property’s address and postcode

To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We will confirm the price before you book.

Your questions about thermal roof surveys in Westerham

Is drone flying allowed in Westerham?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

How do I find out if my home in Westerham is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Does the report include photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. We do not give energy ratings or heat loss calculations, but the report shows where to look more closely.

How the survey changes by roof type

Loft insulation

Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they cannot.

What a thermal roof survey does not cover

Before booking, it’s worth knowing what a survey will not do:

  • Clear results when the conditions on the day are poor
  • Confirming water without moisture readings
  • The condition of timbers we cannot see

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof

What a thermal roof survey looks like in Westerham

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help. Quebec House, about 0.2 miles south-east, is one of the historic houses in the wider area around Westerham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Controlled parking zones are common in London, so mention any permit rules for Westerham, along with any off-street space.

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan.

Prices quoted always include VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. London terraces rarely offer a view of the whole roof from one spot, so in Westerham we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Check we can get to the back of the property
  • Make sure pets are kept safely away
