Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

How a pre-purchase roof survey works in South Street

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a careful look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. You get a report with photographs. We survey natural slate, the roof space and clay and concrete tiles, and common reasons people get in touch are worn or lifted lead flashings and loose pots and cracked flaunching.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in South Street might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take an hour or two for most houses, and more on a big or complicated roof. In South Street, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

When to book a survey in South Street

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, particularly when they’re only visible from an upper floor.

Look out for signs like these:

  • Signs of past leaks inside the loft
  • Sagging ridge lines or uneven roof slopes
  • Flashings that have lifted or split
  • Slates or tiles that have slipped or gone

For an older house near a landmark like Church of St Mary the Virgin, the roof may have had decades of patch repairs, and the survey shows where they are.

What to check before booking

  • What follow-up you get after the report
  • Their insurance cover
  • What the report includes, and whether it has photographs
  • What the survey won’t cover

Questions from South Street

Can parking be tricky for a visit in South Street?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is my home in South Street listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form and let us know the address and what you need to know. We will confirm the price and find a day that suits.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Are you insured?

We are covered by professional indemnity and public liability insurance.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Can I use the report to negotiate on price?

Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. We cannot promise how the seller will respond.

What a pre-purchase roof survey looks like in South Street

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. With Titsey Place about 2.1 miles south-west, South Street sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

South Street is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised. If you own a rental within reach of Oxted station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Mention any deadline when you get in touch
  • Ask for loft access on the day
  • Arrange the survey as soon as your offer is agreed
  • Give your solicitor a copy of the report

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months to see how things have changed.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.

Why get it checked now?

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.
