Titsey homes and their roofs
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Titsey Place about 0.3 miles west, Titsey sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
The streets around a church like Church of St James the Greater are often among the oldest in a place, and if you own one of the older houses nearby, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Oxted station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Pre-purchase roof surveys for homes and businesses in Titsey
Some roofs can’t be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. We survey flat-roofed extensions and dormers, gutters and downpipes and clay and concrete tiles, and common reasons people get in touch are gaps where slates or tiles have come loose and roof slopes that look uneven or sagging.
Some older homes in villages like Titsey are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Landlord and commercial surveys in Titsey
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
Titsey: your questions answered
Will you come out to Titsey?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you carry out roof surveys in Titsey?
Yes, Titsey is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
How long will you be at the property?
The visit normally takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. We will confirm what to expect when we arrange the visit.
Is your roof survey a RICS survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.
How it works
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Titsey can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Preparing for the visit
- Jot down any questions you want answered
- Check we can get to the back of the property
- Gather any invoices or paperwork from past roof work
Arrange a survey
A quick phone call is normally the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Advice
Leave it or get it looked at?
When a chain is moving fast, a roof survey can feel like one more delay. We visit on any day of the week, and a Premium report comes the same day, so it can fit around a tight timetable. For older village homes like those around Titsey, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What a survey costs
We confirm the price for the job before you book. These are the things that affect it:
- Whether you choose the Basic, Standard or Premium Survey
- The shape of the roof and its details
- Whether thermal imaging or a drone is needed
- Extra roofs, like extensions, dormers or garages
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Tips from our surveys
You do not need to be a roofer to help. Here’s what helps most:
- Ask for loft access on the day
- Mention any deadline when you get in touch
- Pass the findings to your conveyancer
- Ask who repairs the roof under the lease
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
