Pre-purchase roof surveys in Tatsfield

About our pre-purchase roof survey in Tatsfield

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. You can have both. Typical surveys look at cracked flaunching or crumbling chimney pointing and signs of past leaks inside the loft, on chimney stacks, lead flashings and valleys and natural slate.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Tatsfield, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Do you need a pre-purchase roof survey in Tatsfield?

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can be signs that something has leaked before. We note what we see so you can ask about it.

These are some of the problems a survey can pick up:

  • Chimney mortar that has eroded
  • Bitumen or mortar used in place of proper repairs
  • Gutters choked with leaves and moss
  • Blistered or split felt on a flat roof

Take an older house close to Church of St Mary the Virgin: the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • When you will get the report
  • Whether the roof space is looked at, where there is one
  • Whether the price includes VAT

What a roof survey includes

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Ask the agent to make sure the loft hatch can be opened
  • Notice patches of new decoration in top-floor rooms
  • Ask when the roof was last worked on
  • Let us know your timetable

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

How the survey changes by roof type

Clay and concrete tiles

Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Landlords, agents and block managers in Tatsfield

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we’ll plan the visit with that in mind.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Pre-purchase roof surveys in Tatsfield: local notes

With Titsey Place about 1.4 miles south-west, Tatsfield sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Parking in Tatsfield, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway as you book, as a space near the door cannot be promised. Landlords with a home close to Oxted station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Prices for pre-purchase roof surveys in Tatsfield

When we price a survey, we consider:

  • Roof area
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What to tell us when you get in touch

We will typically ask about:

  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. Most surveys take about 1–2 hours at a typical home, or half a day or so for a commercial building. For a visit in Tatsfield, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Let us know about parking near the property
  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work

Advice

Tatsfield: your questions answered

Are there drone restrictions around Tatsfield?

Typically it comes down to two things: the airspace at the address and the weather. Biggin Hill Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.

Is my home in Tatsfield listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

How long will you be at the property?

It normally takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.
