Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Expect a little longer if permission is needed
  • Let neighbours know about the flight if your roof is shared
  • Make sure the loft can be reached
  • Shut pets inside while we fly

Keep the photos with your property records. They’re a useful baseline for future surveys.

Plan a drone survey every few years for tall or large roofs. Regular photos make changes easy to spot, and early repairs keep water out.

Drone roof surveys for homes and businesses in Tatsfield

Tall, steep, large or fragile roofs can’t always be inspected up close. A drone takes close-up photographs of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that can’t be seen from the street. Everything we find goes into a written report with photographs. It also suits roofs that would be damaged by someone walking on them. Where a flight is not possible, we explain why. We’re often asked to look into chimney tops in poor condition and vegetation in valleys and gutters, on flat roofs on upper floors, chimney stacks and tall and steep roofs.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What we look for on each type of roof

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We do not test for it, but we flag it so a specialist asbestos surveyor can check.

Drones, thermal imaging and Tatsfield roofs

Biggin Hill Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

If you own one of the older houses in the streets near Church of St Mary the Virgin, thin or patchy insulation under an old roof often shows up clearly on a thermal image. With Titsey Place about 1.4 miles south-west, the area around Tatsfield has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera does not touch the roof itself. Parking in Tatsfield, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier.

Questions from Tatsfield

Is my home in Tatsfield listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can parking be tricky for a visit in Tatsfield?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

What does the report include?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size

Prices quoted always include VAT, and the written report is part of the package. Drone roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

Getting the details right at the start saves time. It helps to include:

  • Photos of the roof, taken safely from the ground or a window
  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

What happens on the day

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes an hour or two at a house, including the airspace and weather checks before take-off. In Tatsfield, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when booking.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. We also look inside the loft space where it’s safe.
  5. The report sets out what we found, with photos and recommendations.

Before we arrive

  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, let the agent know when we’re coming

Arrange a survey

Prices start from £400, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • Flying in a flight restriction zone without the airport’s permission
