Gutter surveys in Tatsfield

About our gutter survey in Tatsfield

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’re worried about downpipes that are split or coming away and valley or box gutters that overflow inside, a survey will tell you what’s going on, on parapet and box gutters, fascias and soffits and downpipes alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Tatsfield as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, most surveys take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Tatsfield runs like any other.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Check pets are kept safely away
  • Gather any invoices or paperwork from past roof work

Advice

Signs you need a gutter survey in Tatsfield

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.

Signs worth acting on include:

  • Gutters overflowing in heavy rain
  • Choked outlets or hopper heads
  • Overflowing valley or parapet gutters
  • Soffits marked by water

For a London address like Tatsfield, it helps to know about controlled parking before the day, along with any off-street space.

Questions to ask before you book

  • Which limits apply to the survey
  • Their track record with similar roofs
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether VAT is added on top

What a roof survey includes

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Keep climbers away from the eaves
  • Check downpipe clips are holding
  • Get the gutters cleaned out every year
  • Check the loft with care after heavy rain

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have your gutters cleared at least once a year or more often near trees. The best time is usually after the leaves have dropped. Clean gutters can do their job.

Tatsfield: your questions answered

Does a conservation area affect roof work in Tatsfield?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

I let a flat near Oxted station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you check the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Gutter surveys in Tatsfield: local notes

About 1.4 miles south-west lies Titsey Place, a reminder of how long the area around Tatsfield has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Oxted station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building like Charles Darwin School, a written record of a large roof helps plan work for the holidays rather than in term time.

Any roof job in Tatsfield means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

Helping us price your survey

A little information up front helps. It is useful to include:

  • Where any leaks, stains or damp patches show inside

  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage

A quick phone call is normally the easiest start: phone 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.
