What this survey can’t tell you

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • Defects hidden under coverings or inside walls without opening up
  • A full building survey of the property
  • A structural engineer’s report

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. What our survey covers.

About our roof survey in Tatsfield

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. If you’ve noticed slipped, cracked or missing slates and tiles and leaning or weathered chimney stacks, we can find out what’s behind it, on clay and concrete tiles, the roof space and lead flashings alike.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Do you need a roof survey in Tatsfield?

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

It’s worth booking a survey if you’ve seen:

  • Standing water on a flat roof
  • Slates or tiles that have slipped or broken
  • Leaning or weathered chimney stacks
  • Loose ridge or hip tiles

Landlords with a home close to Oxted station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Before booking any roof surveyor

  • Will the report include photos?
  • How long they’ve been surveying roofs
  • Their insurance cover
  • Is there a chance to talk the report through?

What’s in a roof survey

What a roof survey looks like in Tatsfield

Historic houses such as Titsey Place, about 1.4 miles south-west, show how far back building in the area around Tatsfield goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

As a London address, Tatsfield can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. Take a building like Charles Darwin School: a written record of a large roof helps plan work for the holidays rather than in term time.

Useful tips for Tatsfield property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Ask about a flat roof on an extension or garage too
  • File the report with your home documents
  • Check the roof from the ground after storms
  • Take photos of any leaks as they happen

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

What happens on the day

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. In Tatsfield, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Let us know about parking before the day
  • Dig out any old roof reports or invoices
  • Note where any stains or damp appear

What happens if roof problems are left?

Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Your questions about roof surveys in Tatsfield

Will parking be an issue for a roof survey in Tatsfield?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is my home in Tatsfield listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Tatsfield in your area?

Yes. We survey roofs in Tatsfield and the rest of Greater London, as part of our work across London and South East England. To book, call 07833 053749 or use the contact form.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What does a roof survey cost?

Prices start from £150, including VAT. You will know the price for your survey before booking. For a price, ring 07833 053749 or send us an email.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

How long does a roof survey take?

On site, it normally takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. Report times depend on the package.

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks often start there.
