Gutter survey in South Norwood: what you get

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey outlets and hoppers, downpipes and fascias and soffits, and the problems we are asked to look at most are gutters overflowing in heavy rain and leaves and moss blocking gutters.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in South Norwood as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

What a gutter survey looks like in South Norwood

Historic houses such as Kingswood House, about 2.2 miles north, show how far back building in the area around South Norwood goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in South Norwood is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you run a business near Whitgift Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live in an older home near Church of St Mark, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. From the street, a London terrace normally shows only its front slope or parapet, so a visit in South Norwood moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Questions from South Norwood

Can a landlord with a rental near Norwood Junction station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Can parking be tricky for a visit in South Norwood?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How long will you be on site?

A visit usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea as you book.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

When to book a survey in South Norwood

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.

Things that frequently lead to a survey include:

  • Leaves and moss blocking gutters
  • Blocked outlets and hoppers
  • Downpipes that are split or coming away
  • Sagging gutters and loose brackets

Trees in and around South Norwood Recreation Ground shed leaves that can end up in nearby gutters.

What to expect from a roof survey

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Parts of gutters that cannot be seen safely
  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters
  • Downpipes

Tips that help

Small things make a difference. Some pointers:

  • Watch ceilings under valley gutters for fresh marks
  • Keep climbers away from the eaves
  • Do not leave hidden gutters out of a clear-out
  • Have gutters cleared at least once a year

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which can make access easier.
