Gutter survey in Temple Fortune: what you get

Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We’re often asked to look into cracked or loose downpipes and valley or box gutters that overflow inside, on downpipes, fascias and soffits and valley gutters.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Temple Fortune are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Temple Fortune: your questions answered

Is my home in Temple Fortune listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can parking be tricky for a visit in Temple Fortune?

Typically it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.

When is the best time for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

What does a gutter survey cost?

Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or email us.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Gutter surveys around Temple Fortune

The wider area around Temple Fortune has a long history of building, with Heath Hall about 1.3 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live near a park such as Princes Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Landlords with a home close to Brent Cross West station may find that a dated record of the roof is useful when planning maintenance across a let.

How it works

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes about 1–2 hours for a house, and about three to four hours for a commercial roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Temple Fortune runs like any other.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The roof space is checked for water marks if it is safe to get into.
  5. You get a photo-illustrated written report and recommendations.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Pipes below ground level
  • What’s behind fascias and inside walls
  • Parts of gutters that cannot be seen safely

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

What we check

  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters

Common roof problems in Temple Fortune

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead linings can also be stolen.

Common reasons to book include:

  • Downpipes that are split or coming away
  • Sagging gutters and loose brackets
  • Overflowing eaves gutters
  • Soffits marked by water

For site and facilities teams at buildings such as Garden Suburb Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
