Gutter survey in Finsbury
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey outlets and hoppers, parapet and box gutters and downpipes, and common reasons people get in touch are choked outlets or hopper heads and leaks at the gutter joints.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Finsbury, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Finsbury homes and their roofs
Historic houses such as Mansion House, about 0.6 miles south, show how far back building in the area around Finsbury goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Shop and office owners around Gabriel's Wharf may find that a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Old Street station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings like Prior Weston Primary School and Children's Centre, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Different roofs, different checks
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and split. We check the joints, brackets and falls.
Fascias and soffits
Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

What a gutter survey doesn’t cover
We only report whatever is safely visible on the day, so there are some things a survey cannot cover:
- Hidden sections we can’t view safely
- The inside of a downpipe along its whole length
- Pipes below ground level
If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.
Roof types and parts we check
- Fascias and soffits
- Valley gutters
- Downpipes
- Parapet and box gutters
- Eaves gutters
- Outlets and hoppers
Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Have overhanging branches cut back
- Don’t leave hidden gutters out of a clear-out
- Look for downpipes coming loose
- Book gutter clearing once a year, more often near trees
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
Your questions about gutter surveys in Finsbury
I let a flat near Old Street station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
Can parking be tricky for a visit in Finsbury?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, call 07833 053749 or use the contact form.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Is a Saturday or Sunday visit possible?
Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or drop us an email.
For landlords and managing agents
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or drop us an email.
We survey roofs for letting agents and landlords as well as householders. A report with photographs gives you a clear record of the gutter, which helps you plan work between tenancies.
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
How it works
The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. For a visit in Finsbury, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
How to prepare
- Make sure pets are kept safely away
- Have keys ready for side gates, garages or roof access doors
- For flats, check roof access has been agreed
