Gutter surveys in Ratcliff

About our gutter survey in Ratcliff

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. We are frequently asked to look into valley or box gutters that overflow inside and gutters overflowing in heavy rain, across eaves gutters, parapet and box gutters and valley gutters.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Ratcliff as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What affects the cost of gutter surveys

When we price a survey, we consider:

  • Roof area
  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

Before you get in touch, it’s useful to have:

  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, like buying, a leak or storm damage
  • Anything about access we should know
  • Any deadline, such as an exchange date

For a price for gutter surveys in Ratcliff, call 07833 053749 or email us. The address, the type of property and what you’d like to know help us give you an accurate price.

Ratcliff: your questions answered

I let a flat near Limehouse station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Does a conservation area affect roof work in Ratcliff?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Ratcliff?

Yes. We survey roofs in Ratcliff and the rest of Greater London, as part of our work across London and South East England. For a price, call 07833 053749 or use the contact form.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when you book and we will explain what’s needed.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Roof by roof

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

What happens if roof problems are left?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Gutter surveys in Ratcliff: local notes

The wider area around Ratcliff has a long history of building, with Mansion House about 1.9 miles west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Royal Foundation of St Katharine, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Marion Richardson Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes an hour or two at a typical home, and more on a big or complicated roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Ratcliff runs like any other.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Let us know about parking near the property
  • Buyers: confirm access with the estate agent or seller
  • Check the loft hatch can be reached

What we’re asked to look at in Ratcliff

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.

A survey makes sense if you’ve noticed:

  • Leaking or loose downpipes
  • Joints that drip after rain
  • Gutters that have fallen out of line
  • Water spilling over the gutter edge

If you live near a park such as Stepney Green Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
