Gutter survey in Southfields

Damp on walls, water marks under a valley or streaks down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey fascias and soffits, downpipes and valley gutters, and common reasons people get in touch are gutters full of debris and silt and water spilling over the gutter edge.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Useful tips for Southfields property owners

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Look for downpipes coming loose
  • Watch the gutters during heavy rain
  • Note any damp stains below the gutters
  • Get the gutters cleaned out every year

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get the gutters cleared every year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London area like Southfields, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

What we check

  • Outlets and hoppers
  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters
  • Downpipes

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

When to book a survey in Southfields

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

It is worth booking a survey if you’ve seen:

  • Leaks at the gutter joints
  • Choked outlets or hopper heads
  • Water spilling over the gutter edge
  • Gutters that have fallen out of line

Take an older house close to St John the Divine: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What exactly goes into their report
  • Which parts of the roof they’ll actually see

Roofs, chimneys and gutters in Southfields

With Fulham Palace about 1.9 miles north-west, Southfields sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first.

For landlords with property near Earlsfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Shop and office owners around Southside Wandsworth may find that a dated report on the roof is useful for planning and for any lease discussions.

Why it’s worth a survey now in Southfields

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Common questions in Southfields

Is parking a problem for a survey in Southfields?

Parking in Southfields, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Does a conservation area affect roof work in Southfields?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you look at parapet and box gutters as well?

Yes, as far as they can safely be seen. We look from vantage points, the roof space and the roof itself where safe and a drone where applicable.

Is Southfields in your area?

Yes. We carry out gutter surveys in Southfields, and the service is the same as everywhere else we work.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or email us.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
