Roof surveys across the City of London: what to expect

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. You get a photo-illustrated written report and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey ridges, hips and valleys, natural slate and flat roofs, and people most often book us about lifted, split or missing lead flashings and loose ridge or hip tiles.

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How our prices work

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Roof surveys across the City of London: local notes

Across the City of London, from the City of London outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In the City of London, as elsewhere, exposed details are where damage shows first.

City of London: With Mansion House about 0.2 miles south-east, the area around City of London has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you live near a park like St Alphage Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys.

How we price roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is
  • Any need for thermal images or a drone flight

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Booking your survey

When you call or email, these details help:

  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • The type of building and roof, like pitched or flat

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Why act early?

If you’re planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect.

Questions to ask before you book

  • Whether the inside of the roof is included
  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
  • How soon the report will arrive

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Look for debris in the garden after high winds
  • Do not climb onto the roof yourself
  • File the report with your home documents
  • Include dormers, porches and garages when you book

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.

What a survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • An exact number of years the roof has left
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors and services below the roof

The City of London: your questions answered

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.
