Independent storm damage roof reports in Three Mills

Storm damage roof reports for homes and businesses in Three Mills

Our storm damage report starts from £150. It’s a written report with photographs, sent by email. It doesn’t price the repairs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. What you get is an independent record of the damage and what seems to have caused it. We survey chimney stacks, gutters and fascias and ridges and hips, and the problems we are asked to look at most are flashings pulled away from walls or stacks and damaged pots on the stack.

Many London homes are well over a century old and their roofs have been patched more than once. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. A careful look in Three Mills tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Rented homes, blocks and businesses

Landlords, agents and building managers in Three Mills and across Greater London can book any of our surveys. To discuss a property or a block, ring 07833 053749 or drop us an email.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Leave it or get it looked at?

A clear, independent record helps you explain the damage to your insurer. It records the damage and what seems to have caused it, alongside any photos you took yourself. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

  • Pictures from the garden or a window, if you have them
  • When you need the report by
  • Where the property is, with the postcode

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

FAQs for Three Mills

Do you cover Three Mills?

Yes, Three Mills is one of the places we work. The survey and report are the same in Three Mills as anywhere else.

How do I find out if my home in Three Mills is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What does a storm damage report cost?

Storm damage roof report starts from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs are not included, so ask a roofer to quote.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

What if the roof was already worn?

Wear and tear is not typically covered. Our report gives an honest view of what’s recent damage and what’s older wear. The claim decision is your insurer’s.

My storm claim was turned down. What now?

The first step is a complaint to your insurer. After that, the Financial Ombudsman Service may be able to look at it. An independent report can add to your evidence, but we cannot say how it will turn out.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a house, and longer if the damage is spread across a large roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there is access, for water damage.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Have any paperwork from past roof work to hand
  • Keep pets out of the way during the survey

Getting a price

Advice

What a storm damage roof report doesn’t cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • Negotiating a claim settlement
  • Repair costs or quotes for the work
  • What’s beneath slates, tiles or membranes

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

Storm damage roof reports around Three Mills

Historic houses like Sutton House, about 2.4 miles north-west, show how far back building in the area around Three Mills goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

For site and facilities teams at buildings like East London Science School, tracing a leak on a big roof starts with where the water appears and works back. The streets around a church such as St Mary's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Landlords with a home close to West Ham station may find that tracing a leak quickly matters when a tenant is living with it.
