DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

How a drone roof survey works in Blackfriars

Our price is from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. We will tell you if a drone is not the right tool for your roof. You get a written report with the close-up photos from the flight. We survey fragile roofs, large and complex roofs and flat roofs on upper floors, and people most often book us about eroded pointing on a chimney stack and standing water on a flat roof.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Blackfriars as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

What we are asked to look at in Blackfriars

Strong winds can lift slates, tiles and ridge pieces. Damage on a high or steep roof is hard to judge from the garden. A drone shows what has slipped, lifted or gone.

We are often asked to look at:

  • Lead work pulling away at abutments
  • Loose ridge and hip tiles
  • Blocked valleys and parapet gutters
  • Tired mortar and pots at the top of a stack

For site and facilities teams at buildings such as Mercers' School, a drone or thermal camera can show a large roof in a single visit.

Questions to ask before you book

  • How soon the report will arrive
  • How they plan to inspect the roof safely
  • What they will not be able to tell you
  • Whether VAT is in the quoted price

What a roof survey includes

How the survey changes by roof type

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. We check outlets and photograph any build-up.

Ridges and hips

The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about 1–2 hours at a typical home, and more on a big or complicated roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Blackfriars runs like any other.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Leave a clear route to the loft

Why it is worth a survey now in Blackfriars

Photos from a drone survey show how the roof looks today. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What you get with us

  • Drones and thermal imaging where applicable
  • Independent findings on the roof’s condition

Airspace, weather and Blackfriars roofs

The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from Blackfriars. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. Within a mile and a half or so of Blackfriars there are several hotels. If you look after one, a large roof can be surveyed without guests having anyone working above them.

If you look after a shop, office or commercial unit, for instance near Gabriel's Wharf, a commercial roof can be photographed from above without anyone walking on it. For a London address like Blackfriars, it helps to know about controlled parking before the day.

Questions from Blackfriars

Will parking be an issue for a roof survey in Blackfriars?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

Does a conservation area affect roof work in Blackfriars?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How much does a drone roof survey cost in Blackfriars?

Prices start from £400, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Does the report include photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

What affects the cost of drone roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

What we need to know

Before you get in touch, it’s useful to have:

  • Any marks or damp showing indoors
  • What kind of property and roof it is
  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work

Getting a price is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.
