Electronic leak detection in Blackfriars, Greater London
Electronic leak detection to pinpoint holes in flat roof membranes around Blackfriars, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Leaks through a covered membrane
- Holes left by work on the roof
- Failed seams and laps
The survey, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. Most visits take more time on a big roof than a small one, and the build-up of the roof makes a difference too. London terraces rarely offer a view of the whole roof from one spot, so in Blackfriars we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- You let us know about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- We choose a low-voltage or high-voltage method to match the roof.
- The membrane is tested and breaches are found.
- You get a report with photos of each breach.
Before the survey
- Move anything stored under the loft hatch
- Let us know about parking near the property
- Find any records of previous roof work
Book a survey
A quick phone call is typically the easiest start: call 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Related advice
Electronic leak detection in Blackfriars
You get a report showing the location of each breach, with photographs. Your roofer can then repair those points rather than guessing. We don’t estimate repair costs, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with if the build-up allows. You get a written report with photos. If you’ve noticed leaks under green or ballasted roofs and leaking laps in the waterproofing, a survey will tell you what’s going on, whatever the roof.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Blackfriars, the roof above may belong to the building rather than one flat.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Blackfriars questions
Do you look at commercial flat roofs near Blackfriars, such as hotels?
Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.
Will parking be an issue for a roof survey in Blackfriars?
It depends on the street. If Blackfriars has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
What’s the best way to book?
Simply ring 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
Electronic leak detection around Blackfriars
Blackfriars has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. About 0.2 miles north-west lies Dr Johnson's House, a reminder of how long the area around Blackfriars has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to London Blackfriars station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near St Ann Blackfriars, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For hotels and guest houses around Blackfriars, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition.

Honest limits

- Leaks from plumbing or windows
- Repairing the breaches (that is for your roofer)
- Parts of the roof covered by fixed equipment
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.
Roof types and parts we check
- Liquid-applied waterproofing
- Commercial flat roofs
- Green roofs
- Flat roof membranes
- Single-ply roofs
- Roof terraces and balconies
Checking the roof from the ground
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What affects the price in Blackfriars
All our prices include VAT. The things that change the price are:
- Commercial roofs and larger buildings
- Extensions, dormers and garages with roofs of their own
- Building height and the viewpoints available
- The size of the roof
