New roof snagging for Brasted homes and businesses

Brasted homes and their roofs

Quebec House, about 1.5 miles south-west, is one of the historic houses in the wider area around Brasted. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Brasted is one of them, bay roofs, hips and later dormers each have their own details. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If yours is one of the older homes in the streets near Church of St Martin, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Dunton Green station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Brasted is about 3 miles west of Sevenoaks, in Greater London. Brasted gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Greater London coverage includes Brasted. Crawley is in our area too.

How new roof snagging works in Brasted

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows, from ground level, vantage points, the loft space and the roof where safe. You then get a written report with photos to share with your roofer. Common reasons to book are flashings not properly dressed or fixed and cracked or slipped new tiles or slates, across loft conversions and dormers, new-build homes and replacement roofs.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Brasted, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Brasted runs like any other.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Advice

Prices for new roof snagging in Brasted

To price your survey, we check:

  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

What we need to know

When you call or email, these details help:

  • Pictures from the garden or a window, if you have them
  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.

Why get it checked now?

A minor snag left alone can turn into a leak. Loose details can let water through in the first heavy storms. Spotting them early gives the roofer a chance to put them right. Any roof job in Brasted means planning around parking, neighbours and access. That’s a good reason to find problems early, while there is time to plan.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

When to book a survey in Brasted

Vents can be left out, or insulation pushed against the eaves. Without enough airflow, condensation can build up in the loft space.

Common reasons to book include:

  • Gutters or fascias damaged during the job
  • Poorly finished verges
  • Vents that weren’t fitted or are covered
  • Gutters blocked by building debris

As a London address, Brasted can be tricky for parking: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised.

Choosing a roof surveyor

  • What insurance they carry
  • Will they check the loft as well as the outside?
  • Is VAT included in the price?
  • What experience they bring

Underlay and ventilation

We look in the roof space, where there is safe access, at the underlay and ventilation.

Slate roofs

Cracked slates are sometimes left in place. They’re photographed for the report.

Brasted: your questions answered

Is my home in Brasted listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is parking a problem for a survey in Brasted?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you get involved if the roofer disagrees with the report?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
