New roof snagging in Kingsland: what you get

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. It is all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain, and cracked lower roofs can leak. It is easier to raise them while the job is fresh. If you are worried about gutters blocked by building debris and missing or blocked roof ventilation, a survey will tell you what’s going on, whatever the roof.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Kingsland could be any of them. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What we cannot see

It helps to know what a survey will not do before booking:

  • Legal advice on your contract
  • Estimates of what fixes will cost
  • Fixings and underlay hidden under the coverings

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Replacement roofs
  • New flat roofs
  • Flashings and valleys
  • Ridges and verges
  • New-build homes
  • Loft conversions and dormers

How we price new roof snagging

Prices always include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • Basic, Standard or Premium

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

Booking your survey

Here’s what helps us most when you contact us:

  • Where water is showing inside, if it is
  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from the ground or a window
  • Any deadline, such as an exchange date

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Questions from Kingsland

Do you cover Kingsland?

Yes, Kingsland is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or drop us an email with the address and some details.

Does a conservation area affect roof work in Kingsland?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you get involved if the roofer disagrees with the report?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them and our report gives you an independent record.

What’s the best way to book?

Simply call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Do you check new-build roofs?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags to raise with the builder.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you walk on the roof?

Only where it is safe to do so. We inspect what can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How the survey works

Every roof is different; as a rough guide, the survey takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. You’re welcome to ask questions while we’re there. For a visit in Kingsland, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Getting ready for the survey

  • Note where any stains or damp appear
  • Let us know where we can park nearby
  • If you are buying, check with the agent that we can get in

Arrange a survey

A quick phone call is normally the easiest start: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Buying a home or a new roof in Kingsland

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Kingsland is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Sutton House, about 1.1 miles east, show how far back building in the area around Kingsland goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If your house is among the older ones in the streets near Holy Trinity Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Controlled parking zones are common in London, so mention any permit rules for Kingsland, along with any off-street space. For landlords with property near Dalston Junction station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Why get it checked now?

Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
