Different roofs, different checks

Valleys

Valleys carry a lot of water, so it needs to be finished well. We look at the valley lining and the cut tiles or slates beside it.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for cracked, uneven or poorly fixed tiles as far as can be seen.

New roof snagging in Hackney: what you get

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. It’s all recorded with photos. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. Finding these early makes them easier to raise. We survey ridges and verges, new-build homes and replacement roofs, and common reasons people get in touch are tiles or slates sitting out of line and cracked lower roofs or marked walls after the work.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Hackney, that shapes what can be checked: only the parts we are given access to and can see safely are inspected. For a flat, the lease typically says who looks after the roof.

Where we cannot see part of the new roof, the report says so. You will know exactly what was inspected and what wasn’t.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

Some details help us point you to the right survey and price. When you get in touch, it is useful to mention:

  • Anything about access we should know
  • Where water is showing inside, if it is
  • Any photos you have, taken from the ground or a window
  • Where the property is, with the postcode

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, ring 07833 053749 or drop us an email.

Hackney: your questions answered

Is my home in Hackney listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Hackney?

Yes, Hackney is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property.

What’s the best time to have a new roof checked?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Can you inspect the roof on a new-build home?

Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photos to raise with the builder.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. Most surveys take an hour or two for most homes, depending on how much new work there is to check. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Hackney runs like any other.

  1. We ask what work was done and when it was finished.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Advice

New roof snagging in Hackney: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. With Sutton House about 0.3 miles north-west, Hackney sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Hackney is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised. If you own a rental within reach of Homerton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Why get it checked now?

Specific, photographed snags are easier to discuss than a vague worry. It keeps things factual. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. New roof snagging starts from £150, including VAT.

Signs you need new roof snagging in Hackney

Flashings at walls and chimneys often need attention. If they’re poorly dressed or fixed, water can get in at the first heavy rain.

Typical things we are asked to look at include:

  • Underlay not dressed into the gutter
  • Cracked or slipped new tiles or slates
  • Cracked lower roofs or marked walls after the work
  • Gaps at new flashings

If you live in an older home near Church of St Luke, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Questions to ask before booking

  • Whether VAT is added on top
  • What’s outside the scope of the survey
  • What insurance they carry
  • Will they check the loft as well as the outside?
