New roof snagging in Old Coulsdon: what you get
Our snagging inspections cover Old Coulsdon and the rest of London and South East England. A visit typically takes between one and two hours for most homes, depending on how much new work there is to check. We inspect as far as it’s safe to see, and by drone where it’s applicable. You then get a written report with photographs. We inspect on weekdays and at weekends. If you’ve noticed verge tiles or slates not secured and underlay ending short at the eaves, a survey will tell you what’s going on.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Old Coulsdon, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

New roof snagging in Old Coulsdon: local notes
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Old Coulsdon is one of them, bay roofs, hips and later dormers each have their own details. For a purchase or a newly finished roof, the materials decide which details matter most. Addington Palace, about 5 miles north-east, is one of the historic houses in the wider area around Old Coulsdon. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For landlords with property near Coulsdon South station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If your home is one of the older ones in the streets near Church of St John the Evangelist, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Parking in Old Coulsdon, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised.

Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Put any issues to your roofer in writing
- Check that gutters weren’t left full of offcuts
- Agree snagging with your roofer at the start
- Note the end of any warranty or defects period
If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.
Keep an eye on the roof and ceilings in the first months. It is simpler to raise problems soon after the job.
Why act early in Old Coulsdon
Leaving debris in gutters can cause overflows that soak walls. Finding it now is simpler than tracing damp later. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Old Coulsdon questions
Can parking be tricky for a visit in Old Coulsdon?
Normally it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.
Does a conservation area affect roof work in Old Coulsdon?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
When should I book new roof snagging?
Before the final payment is best so snags can be raised while the job is still open. If that’s passed, book before any defects or warranty period ends.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Do you get involved if the roofer disagrees with the report?
No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.
Will you go up on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
What if it rains on the day?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
What new roof snagging doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Details hidden from sight
- Estimates of what fixes will cost
- Fixings and underlay hidden under the coverings
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and does not.
What we look at
- Ridges and verges
- Loft conversions and dormers
- New flat roofs
- New-build homes
- Replacement roofs
- Flashings and valleys
How the survey works
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about one to two hours for a house, or half a day or so for a commercial building. In a London area like Old Coulsdon, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.
- We start by finding out what was replaced and what worries you.
- The new coverings, ridge, hips and verges are inspected where it is safe to see them.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- We look in the roof space, where there’s safe access, and around the property for debris or damage.
- You get a photo report listing the snags we found.
Before the survey
- Note where any stains or damp appear
- Find any records of previous roof work
- Leave side gates unlocked
