New roof snagging near Arkley

About our new roof snagging in Arkley

Homeowners book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can safely be seen, from the ground, vantage points, the roof space and the roof where safe. A photo report follows, ready to share with your roofer or builder. We survey new-build homes, loft conversions and dormers and replacement roofs, and the problems we are asked to look at most are broken coverings left on a new roof and gutters or fascias damaged during the job.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Arkley, or have just had new roofing work done, those junctions are frequently where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

If any part of the new roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours for most homes, depending on how much new work there is to check. For a visit in Arkley, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Point out any leaks or damp patches
  • Leave side gates unlocked

Common questions in Arkley

How do I find out if my home in Arkley is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry out roof surveys in Arkley?

Yes. We survey roofs across London and South East England, and Arkley is part of that. Just phone 07833 053749 or send us an email and let us know about the property.

What do you check on a new roof?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or email us.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How much is new roof snagging?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just phone 07833 053749 or email us for a price.

Is this a RICS survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Useful tips for Arkley property owners

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep warranty papers safe
  • Look for debris left in gutters from the ground
  • Diary the defects period end date
  • Walk round the house to look for knock-on damage

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.

What we look for on each type of roof

Slate roofs

Good natural slate is very long-lasting, so the laying matters. We look for slipped, cracked or uneven slates.

Valleys

Valleys carry a lot of water, so the detailing matters. We check the valley lining and the cut tiles or slates beside it.

Leave it or get it looked at?

It is easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Parts of the roof we can’t see safely
  • How the roof will perform for years to come
  • What’s under the new coverings

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • New-build homes
  • Loft conversions and dormers
  • Flashings and valleys
  • Replacement roofs
  • Ridges and verges
  • New flat roofs

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What new roof snagging looks like in Arkley

Historic houses such as Wyllyotts Manor, about 3.7 miles north-east, show how far back building in the area around Arkley goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If your home is one of the older ones in the streets near St Peter's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Parking in Arkley, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space as you book, as a space near the door can’t be promised. Landlords with a home close to Elstree & Borehamwood station may find that a written report helps before buying a rental or paying for a new roof on one.
