How a landlord roof survey works in Arkley

Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photographs and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. If you’ve noticed cracked or leaning shared chimneys and failed flashings at walls and chimneys, we can find out what’s behind it, on blocks of flats, gutters and downpipes and shared roofs alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Arkley as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

We keep jargon out of it: where something needs attention, it says so plainly.

What a landlord roof survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Who pays under the lease (that is a legal question)
  • The structure in the way a structural engineer would assess it
  • Asbestos testing of roof sheets or soffits

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What a survey covers and does not.

What this survey covers

  • Converted houses
  • Flat roofs on blocks
  • Shared roofs
  • Rented houses
  • Blocks of flats
  • Gutters and downpipes

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for a house, or half a day or so for a commercial building. In Arkley, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street

How to book

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.

What affects the price in Arkley

To price your survey, we check:

  • The number of roofs, including extensions and garages
  • The size of the roof
  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the exact price before booking.

Getting in touch

You do not need to know any roofing terms. It is enough to let us know:

  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, like exchange
  • The type of building and roof, such as pitched or flat

To book a survey, ring 07833 053749 or email us and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

Why act early in Arkley

A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Why us?

  • CAA-registered drone operator (Flyer ID and Operator ID)
  • An independent look at the roof
  • Thermal imaging and drones used where they help
  • Customer satisfaction of 98%

Landlord roof surveys in Arkley: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. With Wyllyotts Manor about 3.7 miles north-east, Arkley sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

If you look after a shop, office or commercial unit, for example near Spires Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near Elstree & Borehamwood station, the gap between tenancies is a good time to have the roof looked at. The streets around a church like St Peter's Church are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions from Arkley

Is parking a problem for a survey in Arkley?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

How do I find out if my home in Arkley is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you need to get into tenants’ homes?

Sometimes, yes. Where the loft or roof can only be reached through a home, we’ll need to go in so please give residents notice.

Does the report help with maintenance planning?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

How experienced are you?

Over 20 years and more than 5,000 surveys.

How long will you be on site?

A visit typically takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. You will know roughly how long when we arrange it.

Is Arkley in your area?

Yes. Our area covers London and South East England, and that includes Arkley.

Useful tips for Arkley property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Don’t wait for a leak to survey the roof
  • Ask your managing agent about lease terms
  • Keep past survey reports with the building’s records
  • Give residents notice before a survey

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults usually get worse.
