About our new roof snagging in North Wembley
A new roof is a big spend, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a written report with photos to share with your roofer. We’re independent of the roofer who did the job. If you’ve noticed missing or blocked roof ventilation and tiles or slates sitting out of line, we can find out what’s behind it, whatever the roof.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. That matters for anyone buying in North Wembley or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease typically says who looks after the roof.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey changes by roof type
Flashings
Flashings around chimney stacks are a common weak point and are looked at closely.
Underlay and ventilation
At the eaves, the underlay should run into the gutter to carry water off. We check it where it can be seen.
Buying a home or a new roof in North Wembley
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. For a purchase or a newly finished roof, the materials decide which details matter most. With Northolt Manor about 2.9 miles west, North Wembley sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Wembley Central station, a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to Church of St John: older patch repairs can hide behind a tidy front slope, and the survey looks past them. As a London address, North Wembley can be tricky for parking: tell us about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised.

Common questions in North Wembley
Do you cover North Wembley?
Yes, North Wembley is one of the places we work. The survey and report are the same in North Wembley as anywhere else, and visits run on weekdays and weekends.
Will parking be an issue for a roof survey in North Wembley?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
Do you look in the roof space?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
What insurance do you have?
We hold professional indemnity and public liability insurance.
How much is new roof snagging?
Our price is from £150, including VAT. The price depends on the size of the roof and the access. For a price, call 07833 053749 or use the contact form.
Will you go up on the roof?
Only where it’s safe to do so. We inspect what can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What new roof snagging doesn’t cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Fixings and underlay hidden under the coverings
- Settling a dispute with your roofer or builder
- Pricing the remedial work
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.

Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
How we price new roof snagging
The price reflects the time and kit the roof needs. That comes down to:
- Extensions, dormers and garages with roofs of their own
- Features like valleys, chimneys, dormers and parapets
- Any need for thermal images or a drone flight
- Whether you choose the Basic, Standard or Premium Survey
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
Getting in touch
The more you tell us, the easier it is to price the survey. When you contact us, let us know:
- Dates you’re working to, like exchange
- Access details, such as a loft hatch or a shared roof
- The style of property, from a terrace to a block
- Where water is showing inside, if it is
We confirm the price for your survey before booking, so you know the cost up front. Prices start from £150, including VAT. To book, call 07833 053749 or send us an email.
What happens on the day
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two for most homes, depending on how much new work there is to check. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- We check the loft where safe and look for debris or damage.
- You get a photo report of each snag.
How to prepare
- Make sure pets are kept safely away
- Make sure the loft hatch can be reached
- If you’re buying, check with the agent that we can get in
