Common roof problems in Wandsworth

Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the roof space.

A survey makes sense if you’ve noticed:

  • Flashings not properly dressed or fixed
  • Untidy or loose verge details
  • Vents that weren’t fitted or are covered
  • Debris left in gutters or valleys

If you own a rental within reach of Wandsworth Town station, a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • Whether the loft is part of the inspection
  • Is there a chance to talk the report through?
  • What experience they bring
  • What the survey won’t cover

About our new roof snagging in Wandsworth

Replacing a roof costs a lot, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. You get a written report with photos to share with your roofer. It’s an independent check, separate from the roofer who did the work. We are frequently asked to look into missing or blocked roof ventilation and gutters or fascias damaged during the job, on new-build homes, ridges and verges and flashings and valleys.

In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Wandsworth or checking a new roof there: only the parts we’re given access to and can see safely are inspected. If it is a flat, the lease typically sets out who is responsible for the roof.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

The survey, step by step

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most homes, depending on how much new work there is to check. You’re welcome to ask questions while we’re there. For a visit in Wandsworth, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street

Wandsworth: your questions answered

Is parking a problem for a survey in Wandsworth?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Do you cover Wandsworth?

Yes. We cover the whole of London and South East England, and Wandsworth is part of that. You can phone 07833 053749 or send us an email with the address and a few details.

What do you check on a new roof?

All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. The roof space is checked where there’s safe access and check for damage left by the job.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Will you walk on the roof?

Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Will you check every nail and clip?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. The report says what could and couldn’t be seen.

Local roofs and buyers in Wandsworth

With Fulham Palace about 1.5 miles north-west, Wandsworth sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Take an older house close to St Anne's Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. As a London address, Wandsworth can be tricky for parking: let us know about parking bays, permits or a driveway when booking.

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it can be seen.

Slate roofs

Good natural slate is very long-lasting, so the laying matters. We look for slipped, cracked or uneven slates.

What a survey costs

To price your survey, we look at:

  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone

New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

What helps most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode
  • The reason for the survey, like buying, a leak or storm damage

When you’re ready to go ahead, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Why get it checked now?

It’s easier to get snags sorted while money is still owed. After the final payment, getting them back can take longer. Our report lists what to raise. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
