Independent thermal roof surveys in Wandsworth

What we look for on each type of roof

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. Thermal images, checked with moisture readings, can help trace it.

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. We check those patches with moisture readings.

Thermal roof survey in Wandsworth: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. You can ring 07833 053749 or use the contact form with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. Typical surveys look at cold areas below the roof and moisture around outlets and upstands, across loft conversions, ceilings below the roof and pitched roof slopes.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what can’t be reached safely. Weather on the day decides whether it goes ahead, in Wandsworth as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Common roof problems in Wandsworth

After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.

Look out for signs like these:

  • Moisture around outlets and upstands
  • Heat escaping through the roof
  • Leaks far from where the stain appears
  • Damp that repairs haven’t cured

For a London address like Wandsworth, it helps to know about controlled parking before the day, along with any off-street space.

What to check before booking

  • How soon the report will arrive
  • Whether the loft space is looked at, where there is one
  • How much experience they have with roofs like yours
  • Which limits apply to the survey

What to expect from a roof survey

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • An energy rating for the building
  • Clear results when the conditions on the day are poor
  • Proving moisture from the images alone

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Commercial roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions
  • Insulated roof spaces

Before and after the survey

From years of surveys, a few habits stand out:

  • Clear a path to the loft hatch before we arrive
  • Check from the ground or a window, never by climbing
  • Use the report as a baseline for later checks
  • Note where damp appears and after what weather

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

Why it is worth a survey now in Wandsworth

Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. In Wandsworth, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.

Why us?

Common questions in Wandsworth

Is parking a problem for a survey in Wandsworth?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Is my home in Wandsworth listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can a thermal camera see water?

No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Thermal roof surveys around Wandsworth

There are several hotels within about a mile and a half of Wandsworth. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once. With Fulham Palace about 1.5 miles north-west, Wandsworth sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For businesses in and around places such as Southside Wandsworth, thermal images can show trapped moisture across a wide commercial roof. If you own one of the older houses in the streets near St Anne's Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

How it works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.
