Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
New roof snagging in South Ealing: what you get
Our snagging inspections cover South Ealing and the rest of London and South East England. Time on site usually takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. We inspect as far as it is safe to see, and by drone where it is applicable. You then get a report with photographs. We inspect on weekdays and at weekends. We’re often asked to look into damage to other parts of the building and loose flashings at walls or chimneys, on replacement roofs, loft conversions and dormers and ridges and verges.
In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in South Ealing, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours for most homes, depending on how much new work there is to check. In a London area like South Ealing, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from the ground, windows, the loft and, where it is safe, the roof itself.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- We check the loft where safe and look for debris or damage.
- Snags are listed in a written report with photos.
How to prepare
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch
- If you are buying, let the agent know when we are coming

Advice
FAQs for South Ealing
Does a conservation area affect roof work in South Ealing?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Is South Ealing in the area you cover?
Yes, South Ealing is within the area we cover. We survey roofs across London and South East England. Just ring 07833 053749 or send us an email and tell us about the property, and we will talk through which survey suits.
Do you get involved if the roofer disagrees with the report?
No, we report on the roof and do not take sides. Disputes are between you and whoever did the work, and you may want legal advice for that.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.
Are you insured?
Our cover is professional indemnity plus public liability.
Will you go up on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Local roofs and buyers in South Ealing
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in South Ealing is one of them, bay roofs, hips and later dormers each have their own details. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. About 0.7 miles east lies Gunnersbury Park, a reminder of how long the area around South Ealing has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
As a London address, South Ealing can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. If you own a rental within reach of Brentford station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Common roof problems in South Ealing
Flashings at walls and chimneys frequently need attention. Loose or badly fitted flashings can let water in sooner rather than later.
Common reasons to book include:
- Vents that weren’t fitted or are covered
- Flashings not properly dressed or fixed
- Ridge and hip tiles not properly fixed
- Gutters or fascias damaged during the job
The streets around a church such as St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Before booking any roof surveyor
- What the report includes, and whether it has photographs
- How much experience they have with roofs like yours
- Whether the roof space is looked at, where there is one
- What the survey won’t cover
Honest limits
Some things can’t be seen without opening up the roof, so a survey has limits:
- Pricing the remedial work
- Details hidden from sight
- Fixings and underlay hidden under the coverings
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and doesn’t.
What we look at
- Replacement roofs
- New-build homes
- Flashings and valleys
- New flat roofs
- Ridges and verges
- Loft conversions and dormers
Why get it checked now?
A defects or warranty period does not last for ever. A snagging inspection before then leaves time to act. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Roof by roof
Slate roofs
Natural slate can last 100 years or more, so the laying matters. We look for slipped, cracked or uneven slates.
Flashings
Flashings around chimney stacks are a common weak point, so we look at them closely.
