New roof snagging in Putney

Our snagging inspections cover Putney and the rest of London and the South East. Time on site usually takes about one to two hours on an ordinary house, and more on a big or complicated roof. Everything visible from safe vantage points is looked at including by drone where it applies. You then get a photo-illustrated written report. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are flashings not properly dressed or fixed and untidy or loose verge details, on flashings and valleys, loft conversions and dormers and new flat roofs.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Putney might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the new roof, the defects we found and what we recommend.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours at most homes, and more on a big or complicated roof. In Putney, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

FAQs for Putney

Is parking a problem for a survey in Putney?

Normally it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Is my home in Putney listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

How much is new roof snagging?

Our price is from £150, including VAT. The price depends on the size of the roof and the access. To get a price, call 07833 053749 or drop us an email.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Buying a home or a new roof in Putney

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Fulham Palace, about 0.6 miles north-east, is one of the historic houses in the wider area around Putney. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church like Polish Church of St John the Evangelist are frequently among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Controlled parking zones are common in London, so mention any permit rules for Putney. Landlords with a home close to Putney station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Different roofs, different checks

Underlay and ventilation

Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.

Valleys

A valley takes water from two slopes, so the detailing matters. We look at the valley lining and the cut tiles or slates beside it.

Prices for new roof snagging in Putney

Prices vary from roof to roof, and it comes down to:

  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can safely be seen

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What we need to know

A few details help us point you to the right survey and price. When you contact us, let us know:

  • Your postcode, so we can check access and travel
  • Any photos you have, taken from the ground or a window
  • Any marks or damp showing indoors
  • The kind of building and roof involved

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep the contract and invoices together
  • Look for new stains after a downpour
  • Put any issues to your roofer in writing
  • Check that gutters weren’t left full of offcuts

The report lists each snag with photos and recommendations, prioritised by urgency where relevant. Pass it on to your roofer or builder.

Keep an eye on the roof and ceilings in the first months. It is simpler to raise problems soon after the job.

Why get it checked now?

A minor snag left alone can turn into a leak. Loose details can let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Any roof job in Putney means planning around parking, neighbours and access. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.
