Questions from Putney Vale
Can parking be tricky for a visit in Putney Vale?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Is Putney Vale in the area you cover?
Yes, Putney Vale is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or email us with the address and a few details.
What’s the best way to book?
To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you inspect the roof on a new-build home?
Yes. We inspect the roof as far as it can safely be seen and photograph what we find. It is worth booking before your builder’s defects period ends.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we’ll explain what’s needed.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
How new roof snagging works in Putney Vale
Snagging means finding the small faults and loose ends left at the end of a job. Roof snags often show at ridges, verges, valleys and flashings, where the detailing is hardest. We check everything we can see safely and record what we find. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We survey new flat roofs, new-build homes and flashings and valleys, and common reasons people get in touch are damage to other parts of the building and missing or blocked roof ventilation.
In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Putney Vale, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
The report records the new roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Why act early in Putney Vale
Specific, photographed snags are easier to discuss than a vague worry. It keeps things factual. In Putney Vale, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

How the survey changes by roof type
Flashings
Chimney flashings are a frequent source of leaks, so we look at them closely.
Ridges, hips and verges
Cracked mortar or loose ridge tiles on a new roof are worth raising. They’re recorded with photos.
What affects the price in Putney Vale
Our packages start from £150, inc. VAT. The price for your roof depends on:
- The height of the building and how the roof can be seen safely
- Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
- Whether it is a home or a commercial building
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
Booking your survey
What helps most when you contact us:
- Photos of the roof, taken safely from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- The style of property, from a terrace to a block
- The reason for the survey, such as buying, a leak or storm damage
When you’re ready to go ahead, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
What we can’t see
We only report whatever is safely visible on the day, so there are some things a survey cannot cover:
- How the roof will perform for years to come
- Estimates of what fixes will cost
- Settling a dispute with your roofer or builder
If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.
What this survey covers
- Flashings and valleys
- Replacement roofs
- Loft conversions and dormers
- New flat roofs
- Ridges and verges
- New-build homes
How it works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes an hour or two for a house, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- The loft space is checked where safe, along with any mess or damage left after the work.
- The snags are written up with photos for you to share with your roofer.
Before the survey
- If you’re buying, check with the agent that we can get in
- Make a note of anything you’d like us to look at

Buying a home or a new roof in Putney Vale
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
The streets around a church such as St John the Baptist are frequently among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Putney Vale is in London, so parking needs planning: let us know about permits, visitor bays or off-street space when you book.
