Chimney survey in Putney Vale: what you get

If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you’re worried about lifted or split lead flashings and redundant stacks capped without ventilation, we can find out what’s behind it.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Look at the chimneys with binoculars after a storm
  • Do not use a ladder to reach the stack yourself
  • Keep the report to compare against at the next survey
  • Find out whether changes to a stack need permission

Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. In Putney Vale, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. From the street, a London terrace normally shows only its front slope or parapet, so in Putney Vale we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Questions from Putney Vale

Can a landlord with a rental near Raynes Park station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Will parking be an issue for a roof survey in Putney Vale?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

What happens after the survey?

You’ll get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Is Putney Vale in your area?

Getting in touch

There is no need for technical words. It is enough to let us know:

  • The property’s address and postcode
  • The kind of building and roof involved
  • Your timetable, such as an exchange date
  • What’s prompted the survey

Chimney survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Chimney surveys in Putney Vale: local notes

About 1.5 miles south-east lies Southside House, a reminder of how long the area around Putney Vale has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first.

For businesses in and around places such as Putney Exchange, a dated report on the roof is useful for planning and for any lease discussions. Homes near green spaces such as Wimbledon Common can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you own a rental within reach of Raynes Park station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
